Elliot Smith specializes in real property law, land titles, easements, boundary disputes, title insurance and escrow liability. Before joining the firm, he had over 40 years in the title industry. Most recently, Elliot was Senior Vice President and Chief Underwriting Counsel for Old Republic Title Company where he was responsible for all underwriting decisions and establishing underwriting and title practices and procedures for the Company’s Western Region which was composed of seven states including California and Hawaii. His additional experience included administering escrow and title insurance claims, supervising litigation, counselling operations and speaking at company and public educational functions.

Successfully underwrite multiple construction loans for the Chase Arena in San Francisco.
Successfully underwrote construction loans and transactions for the following projects: The Metropolis Project in Los Angeles, Ritz-Carlton Hotel in San Francisco, Safeway refinance of over 100 parcels in 20 states, Ramada Hotel acquisition of 19
sites in multiple states
, Shoreline Office Center in Marin County and the Ocean Colony and Oyster Point developments in San Mateo County.
Developed the first comprehensive title and escrow procedures to insure Tenancy in Common projects.

Pioneered the insurance of Transferrable Development Rights in San Francisco.

Successfully and uniquely underwrote low-and moderate-income housing projects throughout California after the dissolution of the California Redevelopment Agencies in
2012.
Created many commonly used endorsements for title insurance policies.
